ProCura’s Edmonton assets head to court-ordered sale

Court-ordered sales processes are underway for properties of Edmonton developer ProCura Real Estate Services, per Taproot Edmonton’s September 18 business roundup: the WSP Place office tower, where MCAP Financial is owed $44.6 million, and the Azure and Cascadia surface-parking lands, where National Bank of Canada is owed $10.9 million.

The receiverships add to a run of distressed downtown Edmonton assets changing hands — the City Centre complex itself just exited receivership via its sale to Westrich Pacific.

What it means: Lenders are actively clearing distressed Edmonton positions, which cuts two ways: well-capitalized developers can pick up land and assets below replacement cost, while anyone financing new projects should expect sharper lender scrutiny on absorption and leasing assumptions.
