Calgary wraps a $45M suite incentive that created ~7,000 homes

The City of Calgary reported August 13 that its Secondary Suite Incentive Program, a $45 million federal-municipal fund offering up to $10,000 per homeowner, is wrapping up applications after helping create roughly 7,000 suites. The registered-suite count has doubled from 13,000 in 2024 to 26,000 today and is projected to hit 30,000 by 2027; new suites have made up about a quarter of all new housing units in Calgary over the past three years. The subsidy is ending just as council made secondary suites a permitted use citywide in late July, removing the development-permit step and saving applicants up to six weeks and $600 or more, with the city estimating about 2,300 new suites a year. Demand for suite construction is likely to keep rising even without the incentive.

What it means: Renovators, basement-development specialists, plumbing, electrical and HVAC contractors, and rental operators have a durable, city-endorsed growth segment. The December amnesty deadline and the end of the incentive give homeowners a reason to act now, which is a ready-made campaign angle for anyone selling suite work.
