Alberta asking rents still down 4% year over year despite signs of a floor

The Rentals.ca National Rent Report for July, published August 6, put the national average asking rent at $2,037, down 4.0% year over year for a 22nd straight monthly decline. Calgary (-4.5%) tied Vancouver for the steepest annual decline among the six largest markets, and Edmonton was down 3.6%. Alberta apartment and condo asking rents were down 4.3% annually, though the province eked out a 0.3% monthly increase, which the report reads as a possible sign that rents are stabilizing. Softer rents land on top of CREB’s July resale data showing apartment condos leading price declines in Calgary and elevated high-density supply. Purpose-built rental developers and condo builders are competing for a renter and investor pool that has more choice than it has had in years.

What it means: Rental operators and multi-family developers will need sharper positioning, lease-up incentives and better data on which product types are still absorbing. The flattening trend is the argument for holding launch timelines rather than shelving projects, but the marketing job of filling buildings just got harder.
