Westrich Pacific to acquire Edmonton City Centre mall with 1,500 homes planned in first phase

Edmonton-based Westrich Pacific has agreed to acquire Edmonton City Centre out of receivership, with plans for roughly 1,500 residential units in Phase 1 on the former Hudson’s Bay site, plus street-facing retail, a Nordic spa and a new exterior. The transaction is expected to close before year-end, with major construction targeted for early 2027 subject to approvals (Retail Insider; CBC News).

The property entered receivership in July 2025 after roughly $139.5 million came due to lender Otéra Capital. Mayor Andrew Knack called the deal a strong sign of downtown revitalization.

What it means: A 1,500-unit downtown conversion will need a full pre-leasing and placemaking effort through 2027 — and it signals renewed institutional confidence in Edmonton’s core that other downtown landowners, architects and building-product suppliers can build on.
