Edmonton council orders study of infill’s impact on property values

Edmonton city council voted 9-4 on August 20 to request a report analyzing how infill development affects property values in small-scale residential zones, a motion brought by Councillor Karen Principe after residents raised concerns about declining values and rising assessments. Several councillors argued the exercise is unworkable — isolating infill’s effect on values from everything else moving the market — but the vote passed, as reported by Taproot Edmonton.

The vote lands only weeks after council trimmed the infill height cap, and it comes as housing advocate Jacob Dawang’s analysis estimates infill built in the RS zone since 2024 will add roughly $15 million a year to city tax revenues. The gap between that fiscal case and neighbourhood sentiment is exactly where Edmonton’s infill debate now lives.

What it means: Infill builders in Edmonton are in a public-perception contest as much as a permitting one — the firms that tell their story well, with community-facing communications and visible good-neighbour practices, will be better positioned both at public hearings and with buyers as council scrutiny continues into the fall.
