OPPORTUNITY · Builders & Developers · Rental Market
A new Calgary rental market report from AMPM Properties (August 20) shows the market splitting sharply by property type: townhouse and duplex rents are up 9.5% year-over-year and detached houses up 7.1%, while purpose-built apartment vacancy sits around 5% — and 6.7% in the highest-rent quartile — after a wave of new supply. Notably, apartment asking rents turned upward month-over-month in July, suggesting the softest stretch may be passing.
What it means: For multi-family owners and operators, filling buildings in a 5%-vacancy market is no longer automatic — differentiation, resident experience, and lease-up execution now decide which projects stabilize on schedule. Meanwhile, operators of ground-oriented rental product have real pricing power and a strong story for investors.
