A 696-unit student-housing development is taking shape on two downtown Edmonton parcels at 10616 103 Ave. NW and 10609 104 Ave. NW. Developer ESH Housing, working with Faction Architecture, plans four six-storey residential buildings around the Massey Ferguson Building, a 1947 International-style warehouse designated a municipal historic resource in September 2025. The City approved the development permit on April 16, and construction is planned in two phases with the first expected to complete in 2028 (Connect CRE, Aug. 25).
The program includes study rooms on every floor, a fitness area, a theatre room, rooftop terraces on two buildings, two landscaped courtyards and 696 bicycle spaces against roughly 125 vehicle stalls. The demand case is stark: Edmonton’s five major post-secondary institutions serve about 115,000 students with only around 6,000 residence beds.
What it means: Purpose-built student housing is one of the few multi-family segments in Alberta with an obvious, undersupplied demand pool, and a heritage anchor gives this project a story that generic mid-rise rental can’t match. It also signals that downtown Edmonton’s Warehouse District incentives are converting into real permits — a data point for any developer weighing downtown residential land.
