A softer resale market cuts both ways for new-home builders. Move-up buyers have more negotiating room on the home they’re leaving, which can slow decisions — but new communities also compete more directly on certainty, incentives, and lifestyle story when resale listings linger. With Edmonton’s housing-start trend still up 10%, builders there are launching into a market that rewards sharp positioning rather than rationing demand.
What it means: Fall campaigns in Edmonton need to work harder than they did a year ago — builders who lead with concrete value (rate buydowns, included upgrades, quick possessions) and a clear reason to choose new over resale will convert the buyers who now have options.
