Canadian home sales rise a fourth straight month as Prairie sellers’ markets cool toward balance

CREA’s July resale statistics, released August 18, show national home sales up 0.5% month-over-month — a fourth consecutive gain — though still 5.3% below July 2025. The MLS Home Price Index edged up 0.1% on the month and sits 3.3% below a year ago, and the national sales-to-new-listings ratio of 51.3% is approaching its long-term average. CREA senior economist Shaun Cathcart noted that markets across the country are “generally moving back towards balance,” with the formerly hot sellers’ markets in the Prairies among those cooling.

For Alberta, that phrase is the headline. The tailwind era — when in-migration demand absorbed nearly anything builders released — is giving way to a market where buyers have choices, inventory sits longer, and price growth is no longer automatic.

What it means: Balanced markets separate companies that market well from companies that relied on scarcity. Brand strength, community storytelling, and a disciplined pre-sale funnel are about to matter more in Alberta than they have in four years.
