Canadian home sales climb for a fourth straight month as markets move back to balance

National home sales rose 0.5% month-over-month in July — the fourth consecutive monthly gain — according to CREA’s July statistics released August 18. Actual (not seasonally adjusted) sales were still 5.3% below July 2025, but the MLS Home Price Index edged up 0.1% on the month and the national average sale price of $674,819 was slightly above a year ago, as covered by BNN Bloomberg.

CREA’s read is that markets across the country are generally moving back toward balanced conditions — explicitly including the Prairies — with the majority of sellers’ markets having steadily cooled over the past year and supply stabilizing near long-term averages. For Alberta operators, a balanced resale market is the environment in which new-home programs compete most directly on product, community story and buyer experience rather than scarcity.

What it means: Four straight months of rising national sales is the firmest demand signal of 2026 so far. Builders and developers planning fall community launches can lean on stabilizing-demand data in their messaging to buyers and investors — while recognizing that in a balanced market, differentiation and a visible brand do the work that tight supply used to do for free.
