Calgary housing starts fall 20% as Alberta’s building pace cools

CMHC’s July housing starts data, released August 18, shows the national annual pace slowing 5% month-over-month to 229,074 units, with starts in centres of 10,000+ down 19% year-over-year. Calgary took one of the sharpest hits: 1,504 units started in July versus 1,889 a year earlier, a 20% decline. Edmonton held nearly flat at 2,174 units (down 1%), and Red Deer is running 9% behind last year’s pace through July.

CMHC deputy chief economist Tania Bourassa-Ochoa noted that starts are “continuing to moderate” in Vancouver, Calgary and Toronto specifically — but also pointed to the substantial pipeline of units already under construction, which will keep completions and new supply flowing into Alberta markets for months to come.

What it means: Fewer shovels going in the ground while completions stay heavy is a recipe for intensifying competition on finished product. For Alberta builders, the marketing job is shifting from launch momentum to absorption — moving standing inventory and quick-possession homes in a market where buyers suddenly have more choice.
