Alberta rents slide 4% year-over-year, but monthly upticks hint at a floor

Rentals.ca’s August national rent report, published August 6, puts the national average asking rent at $2,037 in July — down 4.0% year-over-year, the 22nd straight month of annual decline, though the pace is slowing. Calgary asking rents fell roughly 4.5% year-over-year and Edmonton about 3.6%, but both cities ticked up on the month: Calgary +0.5% and Edmonton +0.1% (Rentals.ca).

The monthly gains are the first tentative sign of stabilization after nearly two years of falling asking rents, driven by record apartment completions across both cities. Supply, however, is still arriving — thousands of purpose-built units remain in lease-up — so operators are competing hard on incentives, amenities, and visibility to fill buildings.

What it means: A bottoming rent market with heavy new supply is a lease-up market — the buildings that fill fastest over the next 12 months will be the ones renters have actually heard of, and occupancy gains made now compound when rents resume growing.
